The studio

AM Studio is a Mallorca-based architecture and project management practice led by Xisco Malondra, Building Engineer & Construction Project Manager. We take on complete residential projects for international clients, and provide quantity surveying, cost control, site supervision and technical delivery support for architects, developers and contractors.

For a private client, our job is simple to explain: you tell us what you want to build or renovate, and we make the process happen. Design, engineering, permits, cost, tendering, construction management, administration and handover are managed as one project.

    Understand the whole project first

    Before we propose a solution, a fee or a programme, we understand the property, the brief, the planning position, the budget and the decisions that could affect everything else.

    Design with cost and construction in mind

    A good idea still has to be approved, priced and built. Design, engineering, specification and cost planning are developed with the same end result in mind.

  3. 03

    Make decisions before they reach site

    The cheapest problem is the one resolved in a drawing, a specification or a contract before a trade is standing on site waiting for an answer.

  4. 04

    Stay accountable through handover

    We keep the project connected through design, permits, procurement and construction, with written reporting, clear responsibilities and a controlled close-out.

Paperwork is part of the project

Permits, utility applications, municipal follow-up and completion documents are not an afterthought. We manage the administrative path alongside the technical one. When specialist legal, tax or notarial support is required, we bring in the appropriate professional and keep the process coordinated.
